Things like handicapped access, environmentally friendly products, conservation of utilities and recycling procedures are just a few of the issues
that tend to fill an owners or managers day with about 14 hours worth of daily effort. Yet all of these issues take a back seat to the single most important issue: how can I keep my property at 100 percent occupancy? Certainly, the old real estate adage of
Location, Location, Location comes into play when promoting your property over that
of a competitor. Price is also an important aspect of any property, however, tenants are
willing to pay for what they perceive to be a top quality building in a top quality location. Once you have leveled the playing field and established your property as one of the finalists in the top quality category, what must you do to make your property better

Oakes Boys and Girls Club is now in great condition, thanks to BOMA San Diego members who provided a helping hand at the 12th Annual Work Party sponsored by the Community Service Committee. During the Pre-Work Party on
Saturday, July 15 and on Saturday, July 29, volunteers arrived bright and early to refresh
the interior and exterior of the oldest Boys and Girls Club in San Diego. More than 50
people painted, landscaped, cleaned, repaired and donated materials. The Work Party was

his month marks another year that BOMA San Diego will celebrate the local winners of The Office Building of the Year (TOBY) Awards the most presti- gious honor in commercial real estate. It is our hope that another one of our buildings will be named a BOMA International winner, just as our own Lisa Gualco, RPA, FMA, was this year. She was named the winner of the 250,000 to 499,999 Square Foot category for the Hazard Center Office Tower, managed by PM Realty Group. We have some outstanding build- ings nominated in this years competition and I encourage everyone to attend the upcoming Membership Luncheon where the local winners will be announced. We also have another important recog- nition program coming up, the 2006 Membership Awards. I encourage everyone to submit nominations for the 2006 Membership Awards. This is your oppor- tunity to nominate someone for Principal Member of the Year, Associate Member of the Year, Rising Star of the Year and Chairperson of the Year. The deadline is Friday, September 29, and though you can- not nominate yourself, now is the time to start encouraging fellow members to nomi- nate you.
